How it works
- Choose your state and dutiable valueDuty is calculated on the dutiable value, generally the higher of the purchase price and the market value. Each state runs its own sliding scale.
- Set property type and how you will use itEstablished, new build or vacant land are treated differently, and living in the property attracts concessions an investor cannot claim.
- Apply concessions and surchargesTick first home buyer to apply your state’s concession, or foreign purchaser to add the surcharge. The breakdown shows how the final figure is built.

Duty schedules, concession caps and eligibility rules change with each state budget, and the revenue office is the only authority on what you will actually pay. Confirm your figure before committing funds or signing a contract.
Duty is one line in the funds you need
Stamp duty is a cash cost at settlement — it cannot be added to the loan, and money set aside for it is money not available as deposit. These work out the rest of the picture.
