Easy Refinance pathway

Won’t pass a bank servicing calculator? Two Easy Refinance lanes.

If you have been paying your home loan cleanly, some specialist lenders can refinance on repayment history and product rules — often called Easy Refinance or track-record refinance — instead of a full bank-style servicing rebuild. Azure Home Loans triages two lanes (Lane A cleaner file, Lane B more flexible) before you pay discharge fees. Caps apply. Approval is never guaranteed.

  • ✓Lane A — cleaner Easy Refi for stronger credit and straightforward individual files.
  • ✓Lane B — more flexible Easy Refi when company/trust, lower credit, or self-employed timing is messier.
  • ✓Cash-out, high LVR, or adverse credit usually needs full-doc or alt-doc instead — we say so early.

Lane A vs Lane B — Easy Refinance fit

Lane A

Lane A — Cleaner Easy Refi

For stronger files that still fail a typical bank calculator.

Often lines up

  • Dollar-to-dollar (like-for-like) refinance — limited or no cash-out
  • Roughly 80% LVR or lower on standard residential security
  • PAYG: about 12+ months with your current lender; self-employed: often closer to 24 months
  • Stronger credit profile; usually individual borrowers (not company/trust Easy Refi)
  • Recent loan statements that show clean repayment conduct

Usually not Lane Easy Refi

  • Large cash-out or debt consolidation into the loan
  • Company or family-trust borrowers needing Easy Refi
  • Very recent lender switch with little repayment history

Lane B

Lane B — Flexible Easy Refi

When Lane A is tight but repayment history is still the story.

Often lines up

  • Still dollar-to-dollar / like-for-like under about 80% LVR for “no servicing” style Easy Refi
  • About 12+ months with your current lender (PAYG or self-employed, product-dependent)
  • Credit from a mid-tier score band — still needs a clear file
  • Company or trust borrowers may be possible on some Easy Refi settings
  • More flexible product tiers when income evidence is uneven

Usually not Lane Easy Refi

  • High LVR cash-out or complex adverse credit without a plan
  • Brand-new income with no home-loan track record yet
  • Expecting a major-bank full-doc outcome without documents

2-minute Easy Refi self-check

Five questions — soft recommendation only. Not credit advice and not an approval. Use the result to pick enquiry chips below.

1.Is this a like-for-like refinance (same balance, little or no cash-out)?

Dollar-to-dollar Easy Refi usually excludes big cash-out and heavy debt consolidation.

2.Is your loan roughly 80% LVR or lower?

Many Easy Refinance products cap around 80% for streamlined assessment.

3.How long have you held this home loan with the current lender?

Clean recent repayments matter as much as the headline rate.

4.How is your income mainly verified?
5.Who is on the loan title / borrower structure?

What we usually need first

General starter pack — not a full lender checklist. We confirm the exact pack after we know your lane.

  • Photo ID (digital verification is common)
  • Latest home loan statements showing ownership, balance, and repayment conduct
  • Council rates notice for the security (no arrears)
  • Rough property value or recent valuation if you have one
  • Current rate, remaining term, and why bank calculators feel tight

Who this pathway is for

Broad fit signals — your lane is confirmed only after a file review under responsible lending.

Often worth an Easy Refi check

  • 12+ months of clean repayments on the current home loan
  • Straight rate/feature refinance (limited or no cash-out)
  • Moderate LVR — many track-record products sit around 80% or lower
  • New repayment at or below today’s level on a like-for-like structure

Usually needs a fuller assessment

  • Large cash-out, debt consolidation, or purchase top-ups
  • Recent missed payments, hardship, or defaults
  • Very high LVR or complex security
  • Brand-new income with no loan track record yet

What happens next

  1. 1

    Say the blocker out loud

“Won’t pass standard servicing” and “clean repayment history” change which Easy Refi lane we open first.

  2. 2

    Pick Lane A, Lane B, or full-doc

Use the self-check below — then confirm with chips on the enquiry. Lodging the wrong pack wastes weeks.

  3. 3

    Retention vs switch maths

We price a written retention offer against external options on the same remaining term before you commit to switch costs.

Easy refinance Australia — FAQ

Plain answers — not personal credit or tax advice.

What is the Azure Easy Refinance pathway?

It is our borrower-facing way to triage repayment-history refinance. Lane A suits cleaner individual files with stronger credit and longer conduct. Lane B is more flexible (including some company/trust and mid-tier credit scenarios). Neither is an approval — specialist lender policy still decides after we review your file.

Can I refinance if I fail a bank servicing calculator?

Sometimes. Major-bank full-doc calculators are strict. Some specialist lenders assess straight refinances using clean repayment history, lower LVR caps, and product rules instead of rebuilding every income line the same way. Whether Lane A, Lane B, or full-doc fits depends on your file — never guaranteed.

What does refinance on 12-month repayment history mean?

Some Easy Refinance / track-record products place weight on 12+ months of on-time home loan repayments for eligible like-for-like refinances. Self-employed Lane A files often need closer to 24 months with the current lender. ID, loan statements, credit, LVR, and responsible lending still apply.

Lane A vs Lane B — which should I choose?

Start with the self-check on this page. Prefer Lane A if you are an individual with stronger credit and longer clean conduct. Prefer Lane B if you are self-employed with shorter history, company/trust structure, or a mid-tier credit file. We confirm after enquiry — do not lodge yourself.

Is this only for self-employed borrowers?

No. Self-employed files use these lanes often, but PAYG borrowers with overtime, casual income, recent job changes, or other complexity can also struggle with “typical” calculators. We look at the whole picture before naming a lane.

Will every lender accept repayment-history refinance?

No. Many majors will not. Specialist and non-bank lenders are more common for Easy Refinance pathways, often with tighter LVR, cash-out, and feature trade-offs. We compare what is realistic before you pay discharge fees.

What should I include in my enquiry?

Current lender, approximate balance and rate, whether repayments have been clean, rough LVR, and Lane A / Lane B preference via the chips. That is how we triage Easy Refi files quickly.

Is this credit advice or an approval?

No. This page is general information only. Bishnu Adhikari at Azure Home Loans (ACR 538895, auth. under ACL 390261) can review your situation under responsible lending after an enquiry. Approval is never guaranteed. We do not publish lender rate cards on this page.
