Western Australia concessions, exemptions and surcharges

First home owner rate of duty — from 7 May 2026

No duty on a home up to $600,000, then $16.15 per $100 (or part) of value above $600,000 up to $800,000, and the general rate beyond. It applies to established homes where you would qualify for the grant but for the home not being new. Earlier thresholds ($500,000 nil, metro taper to $700,000, regional to $750,000) applied to transactions between 21 March 2025 and 6 May 2026.

Concessional rate — homes under $200,000

A principal place of residence worth $200,000 or less is charged at $1.50 per $100 to $120,000 and $1,800 plus $4.04 per $100 above that. It rarely applies in Perth today and does not change the table above.

Owner-occupiers and investors pay the same general rate

Outside the first home owner rate and the sub-$200,000 concession, WA has no separate owner-occupier schedule — the two columns in the table match.

Foreign buyer surcharge

Foreign purchasers pay a 7% surcharge on residential property in addition to transfer duty. Not modelled here.

First Home Owner Grant — $10,000, cap $800,000 south of the 26th parallel

For new homes only. RevenueWA lifted the grant cap for homes south of the 26th parallel to $800,000 for transactions from 7 May 2026; the cap north of the 26th parallel is higher. Established homes rely on the first home owner rate of duty instead.

First-home rule in one line: First home owner rate for transactions from 7 May 2026: no duty to $600,000, then $16.15 per $100 of value above $600,000 up to $800,000, and the general rate beyond that. Applies to established homes where you would qualify for the grant but for the home not being new. The First Home Owner Grant cap south of the 26th parallel rose to $800,000 on the same date.

Where duty sits in the purchase budget

Duty is paid in cash at settlement, so it reduces your deposit rather than being added to the loan. On a $700,000 home with a 10% deposit, $27,265 of duty is the difference between a 90% loan and one closer to 93–94% — often the line between paying lenders mortgage insurance and not. How much is stamp duty on a $600,000 house in WA?

$22,515 on the general rate for an owner-occupier or investor. An eligible first home buyer pays no duty at $600,000, which is the top of the nil band under the first home owner rate that applies to transactions from 7 May 2026.

Do first home buyers pay stamp duty in WA?

Not on a home up to $600,000 for transactions from 7 May 2026. From $600,000 to $800,000 duty is $16.15 per $100 of value above $600,000 — about $8,075 at $650,000 and $16,150 at $700,000. Above $800,000 the general rate applies. You need to qualify for the First Home Owner Grant, or would qualify but for the home being established, and live in the home for at least six months within the first year.

Is there a separate owner-occupier rate in WA?

Only for homes worth $200,000 or less, through the concessional rate. Above that, owner-occupiers and investors pay the same general rate, so the saving for living in the home comes entirely from the first home owner rate if you are eligible.

Is stamp duty in WA cheaper than the east coast?

For a mid-priced established home, yes. A $700,000 purchase on the WA general rate is about $27,265, against roughly $25,700 in NSW, $37,070 in Victoria and $17,350 on the Queensland home concession rate. The first-home nil threshold of $600,000 equals Victoria’s and sits below NSW ($800,000) and Queensland ($700,000).
