The calculator converts your surplus into an indicative loan at an assessment rate. A real lender does considerably more: it applies its own credit policy, substitutes an expense benchmark such as HEM where your declared expenses are lower, shades bonus, commission, overtime and rental income, counts credit card limits rather than balances, and applies property and postcode restrictions. Two lenders can assess the same file and land tens of thousands apart.

Treat the figure as a planning range. Nothing here is a credit approval, a pre-approval, or an offer of finance, and no credit check is performed.

How it works

  1. Enter net income and commitmentsTake-home income, living expenses, and repayments on other debts. Be realistic on expenses — lenders substitute a benchmark when declared figures look implausibly low.
  2. Set a rate and an assessment bufferThe buffer is the margin above the product rate that lenders assess at, so the loan still works if rates rise. It is the single biggest reason capacity is lower than expected.
  3. Read the indicative maximumThe surplus left after expenses and commitments is converted into a loan amount at the assessed rate over the chosen term. Use it to set a search range, then confirm properly.
