Queensland concessions, exemptions and surcharges

Home concession

Any buyer who moves in within one year and does not sell or lease the whole property within that first year pays the home concession rate — 1% to $350,000 rather than up to 3.5%. On $700,000 it saves $7,175 against the general rate. Investors pay the general rate.

First home concession — established homes

On top of the home concession, a fixed deduction clears all duty to $700,000 and tapers in $10,000 bands to nil at $800,000 (contracts from 9 June 2024). The QRO publishes the deduction table; the figures here reproduce it.

First home — new homes and vacant land

Since 1 May 2025 eligible first home buyers pay no transfer duty on a new home, or on vacant land they will build their first home on, with no price cap. This is the largest first-home duty relief in the country for new builds.

Additional foreign acquirer duty

Foreign acquirers pay an extra 8% of the dutiable value on residential land. Not modelled here.

First Home Owner Grant — $15,000 from 1 July 2026

For a new home valued under $750,000. The temporary $30,000 grant applied to contracts between 20 November 2023 and 30 June 2026; contracts from 1 July 2026 receive $15,000. Confirm eligibility and the contract date test on the QRO.

First-home rule in one line: No duty on a new home or vacant land for first home buyers, with no price cap, since 1 May 2025. On an established home the concession is full to $700,000 and tapers in $10,000 bands to nil at $800,000. The First Home Owner Grant reverted from $30,000 to $15,000 for contracts from 1 July 2026.

Where duty sits in the purchase budget

Duty is paid in cash at settlement, so it reduces your deposit rather than being added to the loan. On a $750,000 home with a 10% deposit, $19,600 of duty is the difference between a 90% loan and one closer to 93–94% — often the line between paying lenders mortgage insurance and not. Queensland stamp duty — questions people ask

How much is stamp duty on a $700,000 house in Queensland?

$17,350 for an owner-occupier on the home concession rate, or $24,525 for an investor on the general rate. An eligible first home buyer pays no duty at $700,000 on an established home, and nothing at any price on a new home.

Do first home buyers pay stamp duty in QLD?

Not on a new home or vacant land, at any price, since 1 May 2025. On an established home the first home concession removes all duty to $700,000 and tapers to nil at $800,000 — at $750,000 the duty is about $10,925 on the figures above. You must move in within one year and not dispose of any part of the property before then.

What is the QLD home concession and do investors get it?

The home concession is a lower transfer-duty schedule for a buyer who will live in the property as their home — 1% on the first $350,000 rather than up to 3.5%. Investors do not qualify and pay the general rate. If you move out or rent the home within the first year the QRO can reassess the duty.

Is Queensland stamp duty cheaper than NSW and Victoria?

For owner-occupiers, usually yes. On a $700,000 home the QLD home concession rate gives about $17,350, against roughly $25,700 in NSW and $37,000 in Victoria. For investors the gap narrows because the general rate applies. First home buyers of new homes pay nothing in Queensland at any price, which neither NSW nor Victoria matches.
