Australian kitchen island with renovation plans, house keys and a closed laptop — working out usable home equity at 80, 90 and 95 per cent LVR, no readable text

Refinancing12 min read

How much equity can you actually borrow at 80%, 90% and 95% LVR?

Total equity is value minus debt. Usable equity is the slice below a lending ceiling — 80% without LMI, 90% with it, 95% only with a waiver. Worked examples, monthly cost, and the serviceability gate after the October rise.

Value minus the loan is total equity. That is the number people quote at a barbecue. It is not the number a credit assessor releases.

Usable equity is the gap between what you already owe and a lending ceiling on the lender’s valuation. Most cash-out and top-up files stop at 80% without lenders mortgage insurance (). Some go to about 90% with LMI. 95% is usually a professional waiver or a very small lender set — not a default.

This page works the four ceilings the usable equity calculator already prices — 70, 80, 90 and 95% — on the same worked example the tool uses. It is general information only. It is not an offer of credit, not a valuation, and not a reason to renovate, consolidate, or buy.

The October pass-through still matters here even though this is not a rate article. After the 29 September rise to 4.60%, majors said variable rates moved from 9 October. Canstar’s wrap published on 13 October put the average owner-occupier principal-and-interest variable rate at 6.75%, with plenty of existing loans above 7%. A larger balance on a higher rate is why serviceability, not the headline equity figure, is the second gate.

The formula, once

usable equity = (lender valuation × target LVR) − current loan balance

If that number is zero or negative, you are already at or above the ceiling. Drawing more means a higher , LMI, a different product, or a “no”.

Offset does not help the ratio. LVR uses the loan balance, not the net position after offset. Redraw is different again: it is usually money you have already paid ahead, not new credit.

Loan-to-value ratio explained is the definition. This page is the release question: how much of the gap can you actually use, and what does each extra 10 percentage points cost.

Worked example — $900,000 home, $550,000 owing

Same inputs as the calculator’s labelled example. Illustration rate 6.29% principal and interest over 30 years, no offset, no extra repayments. That rate is the site reference rate, not a quote, and it sits below the 6.75% Canstar average published on 13 October. If your notice is 6.50–7.00%, the monthly column will be higher.

Current LVR on these numbers is about 61%. Total equity is $350,000.

CeilingWhat it usually meansUsable equityExtra monthly (illustration)Indicative LMI on the whole loan to that ceiling
70%Conservative buffer$80,000about $495Nil
80%Common no-LMI cash-out line$170,000about $1,051Nil
90%Extra slice, LMI typically applies$260,000about $1,608about $15,200
95%Usually waiver or a narrow list$305,000about $1,886about $26,700 if no waiver; nil if waived

The LMI column is an estimate from the same banded method as the LMI calculator. Insurers and lenders use their own tables. Capitalising the premium raises the loan and the LVR a little further.

What the extra $90,000 between 80% and 90% buys: another $557 a month on this illustration, plus a five-figure premium. That is the LMI tranche. It is not free headroom.

What 95% adds over 90%: another $45,000, about $278 a month, and a thinner buffer ($45,000 of value the lender still will not lend against). A 5% valuation haircut wipes a large part of that last slice.

Run your own pair of numbers in the equity calculator. Change the ceiling. Turn the waiver toggle on only if a current lender list actually names your profession.

A second set — $1.2 million home, $720,000 owing

Same method, 60% starting LVR, total equity $480,000.

CeilingUsableExtra monthly at 6.29% / 30 yearsIndicative LMI
70%$120,000about $742Nil
80%$240,000about $1,484Nil
90%$360,000about $2,226about $19,400
95% (waiver on)$420,000about $2,597Nil on the waiver path

The pattern does not change with the suburb: each 10 percentage points of ceiling is 10% of value, not 10% of equity. On a $1.2 million property that step is $120,000 before the existing loan is subtracted.

Why the lender’s valuation, not your estimate, is the real input

Online estimates sit in a range. The credit file uses a panel valuation. A 5% haircut on the $900,000 example takes the figure to $855,000. Usable equity at 80% falls from $170,000 to $134,000. A 10% haircut takes it to $810,000 and $98,000 usable at 80%.

Price the conservative number first. If the valuation comes in higher, the file got easier. The other way around is how cash-out applications stall after you have already signed a renovation quote.

The second gate: can the larger loan be serviced?

’s 28 May 2026 review left the mortgage serviceability buffer at 3 percentage points above the offered rate. High debt-to-income limits were unchanged: banks may still write up to 20% of new owner-occupied and investment loans at of six times or more.

On the $170,000 draw at 6.29%, the assessment rate is 9.29%. The monthly illustration at the customer rate is about $1,051. The assessment figure is higher. Living expenses, other debts, taxable income and the existing repayment all go back through the same test as a purchase. See how borrowing capacity works in 2026.

A household that just absorbed the October pass-through can fail a top-up even when the LVR table looks generous. That is a file outcome, not a reason to assume the draw is unavailable — and not a reason to assume it will be approved.

A professional package that publishes 90–95% without LMI90–95% with waiverRegistration, income floors, owner-occupier rules. Never automatic.

Purpose still decides the file. The longer guide is cash-out refinance and equity release: renovation quotes, debt statements, investment contracts — not “just in case”.

Investment use. On the $170,000 at 80% in the first example, the calculator’s planning figure (20% deposit plus a 5% cost allowance) supports about a $680,000 purchase. A 10% deposit path shows a higher price and a second LMI conversation on the new loan. Start at investment loans. That is a sketch of deposit maths, not a recommendation to buy.

Debt consolidation. Rolling cards into the home loan can cut the monthly total and stretch the term to 30 years. The interest can cost more than keeping a personal loan. Use the debt consolidation path and the credit-card-into-home-loan tests before you treat equity as a payoff button.

Owner-occupier structure. A top-up on the same title can cross-collateralise the next purchase if you are not careful. Read cross-collateralisation before you add a second property to the same mortgage.

95% and professional LMI waivers

Some lenders publish reduced or nil LMI for listed occupations — most often certain doctors, dentists and medical specialists (sometimes to 90–95%), with narrower programs for some nurses and midwives, solicitors and barristers, and accountants with current CA, CPA or IPA membership (often to around 90%). Those are lender policy products. They change. They are usually owner-occupier. They are never a right that follows a registration certificate.

The first-home version of the same idea lives at professional LMI waivers. A waiver on a cash-out is a different question: some packages that skip LMI on a purchase still cap further advances at 80%. Confirm the current list before you budget the 95% column.

Same-lender top-up vs a full refinance

You can sometimes raise the limit with the bank you already have. Discharge fees stay at zero. The rate may stay where it is — including a loyalty rate above what they advertise to new customers.

A full switch can move the whole balance onto a sharper rate and take cash out. That only wins if the comparison is term-for-term. A cheaper month that resets to 30 years is a different loan. Model it in the refinance playground and read nearly half of refinancers reset to 30 years.

Home loans if the existing product no longer matches how you bank. First home buyers if the “equity” is actually a parent-guarantor or a 5% scheme question, not a top-up.

What this page will not do

  • Promise a lender will release 80, 90 or 95% of your valuation.
  • Treat Canstar’s 6.75% average, or the 6.29% illustration, as your rate.
  • Call Thursday’s jobs print or the 3 November vote. That calendar is on the 15 October jobs playbook.
  • Tell you to consolidate, renovate, or buy.

Bottom line

Pick a ceiling first. 80% is the line most files can actually use. 90% is an LMI conversation. 95% is a waiver conversation. Then price the extra repayment on your rate — the one on the October notice — and decide whether the purpose is one a lender will write.

Run the two numbers, then enquire or start the apply pathway if you want the figure checked against current lender policy. Bring a statement and a realistic value.

FAQ

How much equity can I borrow against my home in Australia?

Usually the gap between the current balance and 80% of the lender’s valuation, without LMI. Some lenders go to about 90% with LMI, or to 95% with a professional waiver. The assessor still has to accept the purpose and the repayment. Approval is never guaranteed.

Is usable equity the same as the equity on a bank app?

No. Apps often show value minus balance. Usable equity subtracts the loan from a ceiling, and the value is the panel valuation, not the app’s estimate.

Do I always pay LMI above 80% LVR?

No. Government guarantees, a guarantor, or a professional package can change it. On a straightforward cash-out, LMI is the usual cost of the extra slice. Band edges matter: see the LMI explainer.

Will drawing equity change my home-loan repayment?

Yes, if the balance rises. On the $170,000 example at 6.29% over 30 years the extra repayment is about $1,051 a month. Your notice rate may be higher. A shorter remaining term costs more each month and less interest over the life.

Should I take 90% because the calculator shows a larger number?

Only if the extra cash has a purpose that survives assessment, the LMI is worth it, and the buffered repayment still fits. A larger number is not a better file.

Can a broker tell me which ceiling my profession unlocks?

A broker can compare current published lists to your registration and income. That is credit assistance after an enquiry, not a promise in this article. Contact.
