Loan-to-value ratio () is how lenders compare what you borrow with what the property is worth. It is expressed as a percentage. It shapes deposit strategy, whether you may pay lenders mortgage insurance (), pricing bands, refinance options, and how exposed you are if values fall.

What is loan-to-value ratio (LVR)?

LVR is a risk metric. A lower LVR means more equity relative to the loan — generally less risk for the lender. A higher LVR means you are borrowing a larger share of the property’s value.

LVR vs LTV: same idea. LVR is standard in Australia and New Zealand; LTV is more common in the US and UK.

How to calculate LVR (worked examples)

At purchase

You buy a home for $600,000 with a $120,000 deposit (20%). Loan = $480,000.

LVR = 480,000 ÷ 600,000 × 100 = 80%.

After you own the home

You owe $720,000. A realistic current value is $900,000.

LVR = 720,000 ÷ 900,000 × 100 = 80%.

If value falls 10% to $810,000 and the balance is still about $720,000:

LVR ≈ 720,000 ÷ 810,000 × 100 ≈ 88.9%.

Same debt — different lending picture. That is why price falls matter for refinance even when repayments are fine.

Why LVR matters to lenders

  • Risk: higher LVR → less equity buffer if forced sale proceeds fall short.
  • LMI: many lenders require LMI when LVR exceeds about 80% (protects the lender, not you).
  • Pricing: lenders often price in LVR tiers (indicative only — not a quote):
    • Under ~60% — typically strongest pricing band
    • ~60–70% — still competitive
    • ~70–80% — standard owner-occupier band for many products
    • Above ~80% — fewer options; LMI and/or higher pricing common
  • Product caps: low-doc / self-employed and some specialist loans are often capped well below 95%.

Purchase price vs bank valuation

For a new purchase, lenders typically calculate LVR using the lower of:

  1. The contract purchase price, and
  2. The bank valuation

If you agree to pay $800,000 but the valuation comes in at $760,000, the bank may size the loan against $760,000. Your required cash can jump overnight — a valuation shortfall.

Common flashpoints: off-the-plan settlements, thin comps, unique properties, and bidding above recent sales evidence. Brokers can sometimes order upfront valuations across lenders before you are stuck — enquire.

How LVR affects refinancing

On refinance, LVR uses:

Current loan balance ÷ New bank valuation × 100

The original purchase price drops out. Principal paydown and genuine value growth lower LVR; a soft valuation raises it.

Example: balance $780,000, expected value $1,000,00078% LVR. If the valuation is $950,000 → about 82.1% LVR. Nothing changed about your repayment habit — the switch may now involve LMI or fewer lenders.

LVR when house prices are falling

Cotality’s August 2026 national Home Value Index fell 0.9% (fifth monthly decline), with Sydney 7.1% below its February peak and 93% of capital-city suburbs falling through winter (ABC / Cotality).

The still estimates fewer than 1% of mortgagor households in negative equity (March 2026 FSR). Thin buffers still matter: REA Group analysis reported in trade press found only 87 expanded 5% Deposit Scheme households estimated in negative equity (under 0.2% of ~48,000 purchases since October 2025), yet 48% of that cohort had 5% equity or less (The Adviser / REA).

  4. Keep a cash buffer — not every dollar must hit the loan

How to lower your LVR

  • Save a larger deposit or choose a lower purchase price
  • Pay down the principal (or use a genuine offset while keeping liquidity)
  • Avoid unnecessary redraw / top-ups that push LVR up
  • Value-adding renovations only if uplift is credible (avoid overcapitalising)
  • In some cases, a guarantor structure can reduce the effective LVR for LMI purposes — complex; needs proper advice

Genuine 100% LVR cash purchases of the security alone are uncommon; guarantor loans use additional security so the bank’s overall position is stronger. Not suitable for everyone.

What is a good LVR?

Often 80% or lower for avoiding standard LMI and keeping options open. Lower can help pricing — your income, credit and property still drive the outcome.

What is the maximum LVR?

File-specific. Many full-doc owner-occupiers can reach ~95% with LMI or an eligible government guarantee; other products cap lower.

Will my property always need a full physical valuation?

Not always. Lenders may use AVMs, desktop or kerbside assessments. Full inspections are more common at high LVR, unusual properties or higher risk files.

Does a falling LVR cut my repayment?

No. Repayments follow balance, rate and term — not the index. LVR is a ratio, not a cashflow switch.
