Cash-out refinance: what lenders scrutinise
What Australian lenders ask for when you release equity in a refinance: stated purpose, evidence thresholds, LVR limits, AML checks and how falling values change what is available.
What "cash-out" actually means to a lender
A cash-out refinance is any refinance where the new loan exceeds what is needed to discharge the existing debt and cover costs, with the surplus released to you. To the lender this is not the same transaction as a like-for-like refinance. A straight refinance moves an existing exposure; cash-out creates new exposure, so it is assessed as new lending against your current income and your current property value.
That distinction drives everything else on this page. It is why purpose matters, why evidence thresholds exist, and why a refinance that would otherwise be routine can be declined or cut back at the cash-out component while the underlying switch is approved.
Purpose, and the thresholds where evidence starts
Most lenders will accept a stated purpose up to a threshold — commonly somewhere between $50,000 and $100,000, though it varies by lender and is policy rather than regulation — and require documentary evidence above it. Renovation typically means quotes or a builder contract. Debt consolidation means statements and payout figures. A deposit on another property means the contract or at least a clear plan.
Vague purposes cause more declines than large ones. "Liquidity buffer" or "investment opportunities" without specifics reads as unable-to-articulate, and an assessor who cannot write a plausible purpose into the file will usually reduce the cash-out rather than approve it. Being concrete is not bureaucratic box-ticking; it is the difference between an approval and a counter-offer.
Anti-money-laundering overlays
Lenders are reporting entities under the AML/CTF regime, so large equity releases attract source-of-funds and destination-of-funds questions independent of credit risk. This is why onward uses that are hard to trace — cryptocurrency purchases, transfers offshore, lending to a third party — draw scrutiny that a kitchen renovation does not.
None of this makes those uses improper. It means the file needs a narrative the compliance team can document, and that supplying it upfront is faster than answering it in the middle of an assessment.
What the current market changes
Cash-out is calculated against the lender’s valuation, not your estimate or the last sale in your street. With Cotality recording a fifth consecutive monthly national fall in August 2026 and values sitting about 3.6% below the March 2026 peak, the equity available is often less than owners expect, and a valuation that comes in under expectation reduces the release rather than the whole loan.
Serviceability is assessed at your rate plus the 3 percentage point buffer, which with the cash rate at 4.35% after three increases during 2026 means a larger loan is being stress-tested at a materially higher rate than the one you will pay. APRA’s debt-to-income limits also apply: each lender may write no more than 20% of its new owner-occupier lending and 20% of its new investor lending above six times income, measured separately. That caps the bank’s book rather than banning you, but a cash-out that pushes you above 6x is competing for a rationed slice.
Before you ask for the money
Decide the amount from the purpose rather than from what the equity permits. Releasing more than you need converts a short-term cost into a 30-year one at mortgage rates, and it is the most common regret in this category.
Check whether the cash-out is better served by a split, a line of credit, or a smaller unsecured facility. Secured rates are almost always lower, but secured debt is also the debt that puts the house at risk, and the right answer depends on the term you will actually take to repay it. How much equity can I take out in a refinance?
Most lenders will release equity up to 80% of the property value without LMI, and some will go to 90% with LMI on the whole loan. The binding constraints are usually serviceability and purpose rather than the LVR ceiling. Falling valuations have narrowed the gap for many owners, so confirm the lender’s valuation before you plan around a figure.
Do I have to say what the money is for?
Yes. Purpose is a credit and compliance requirement, not a formality. Below a lender-set threshold, commonly $50,000 to $100,000, a stated purpose is usually accepted. Above it, expect to supply quotes, contracts or statements. Being unable to articulate a purpose is a more common reason for a cut-back than the size of the request.
Can I take cash out to buy cryptocurrency?
Some lenders will and some will not, and those that do will ask more questions. It is an anti-money-laundering overlay rather than a moral judgement: harder-to-trace destinations require a documented narrative. Expect the assessment to take longer and the evidence bar to be higher than for a renovation.
Can I take equity out for a deposit on an investment property?
Commonly yes, and it is one of the most accepted purposes. Be aware the new borrowing counts in your debt-to-income ratio for the second purchase, and that using equity rather than cash does not make the debt disappear. Cross-collateralising the two properties is a separate decision worth taking deliberately.
Will a cash-out refinance reset my loan term?
It usually does unless you ask otherwise. Refinancing back to a fresh 30 years lowers the repayment and raises the lifetime interest substantially. If the cash-out is small relative to the loan, keeping the remaining term is often the better trade even though the repayment is higher.
Why did the lender approve the refinance but reduce the cash-out?
Because they are assessed differently. The switch moves an existing exposure; the cash-out is new lending tested against current income, current valuation and the 3 percentage point buffer. A counter-offer at a lower release usually means serviceability, the valuation or the purpose evidence did not support the full amount.
